Cape Basic Specifications

Building Code Conformance

· All homes are built to comply with national and state building codes.
· Third Party Inspections and Approvals by PFS Corporation.
· Continuous On-Line Quality Control Inspections.
· Builder is responsible to notify Design Homes of any "Local/City/Community adopted codes, ordinances" at the time of quotation. Specifications are

  subject to building code requirements that may result in additional costs and upgrades.
· Specifications, materials, plans, models, and pricing are subject to change without prior notice.

 

Floor System

· Double 2 x 10 perimeter band joists at long walls only.
· Mating wall, 4 member 2 x 10 girder system (two each box) on 24' - 31'6" wide models.
· Floor joists, 2 X 10 SPF – 16” O.C. with midpoint blocking
· ¾" tongue and groove O.S.B. sub-floor decking glued and fastened.
· Floor decking is cut back 1 1/2" on each side of marriage wall openings with cross-over strip shipped loose for field installation.

 

Exterior Wall Systems

· 2 X 6 - 16" O.C. with 7/16" O.S.B. wall sheathing.
· Single bottom plate, double overlapping top plates.
· R-19 Kraft faced fiberglass insulation & air infiltration barrier

 

Interior Wall Systems

· 2 X 4 - 16" O.C.
· Marriage wall 2 X 4 - 16" O.C. with full height OSB sheathing.
· ½" Drywall is glued, fastened, then sprayed and back rolled with one coat latex primer using a 3/8" nap roller.
· Single bottom and top plate.

 

Roof System

· 12/12 Roof system

· 16" O.C. with 7/16" O.S.B. sheathing with 'H'-clips.
· 65# Snow Load.
· 15# roof felt underlayment with 30 year Architectural fiberglass shingles.
· Self adhered Ice and Water Shield at eaves.
· 10" fixed eaves, with 6" aluminum fascia and vinyl vented soffit, and 12” gable end overhangs.
· R-38 fiberglass insulation Note: Fixed overhangs on units up to 26' wide.

 

Ceiling Systems

· 5/8" Drywall ceilings, sprayed and back rolled with one coat latex primer, 3/8" nap roller.
· 8' ceiling heights.

 

Plumbing

· Copper type “L” water supply lines with lead free soldered joints.
· Schedule 40 PVC drain, waste and vents lines.
· All plumbing stubbed through first floor for on site connection. (by Builder)
· 2" future vent for all basement models.
· Hook up box for clothes washer. (where applicable)
· Shut off valves for each fixture and much more.

 

Electrical

· 200 amp, 40 circuit space main panel box with full size circuit breakers. Installed (when applicable) or temporarily attached for on-site installation by

  Builder.
· AC/DC smoke detectors per National Electrical Code.
· 2 exterior GFI protected receptacles. (1 in front and 1 in back or side of house)
· 1 exterior light at all entrances to house.
· 3 way switch and wire for on-site basement light, coiled with box. (Builder installation)

· Trim: 3 ¼" white colonial base and 2 ¼" white colonial casing. (MDF)
· Swing Doors: White pre-finished embossed wood grain six panel (colonial style) hollow core doors with privacy lock sets in bathrooms and bedrooms.
· Bi-fold doors: White pre-finished embossed wood grain six panel (colonial style) hollow core doors with top track, hardware and casing.
· 3-pinned mortise door hinges.
· Round knob lock sets in bright brass.
· White wire closet and pantry shelving.

· Cultured marble vanity tops with integral bowl and single lever faucet at all vanities.

Exterior Doors, Siding, and Exterior Trim

· Front door: Primed white 6 panel insulated steel door with adjustable sweep.
· Rear door: Primed white 9 lite insulated steel door with adjustable sweep.
· Patio door: 6' Vinyl Low E, insulated door, screen shipped loose. (where applicable), (grills optional)
· Double 4/4 lap vinyl siding with matching corner post, white J-Channel and Undersill. Siding is plant installed on front and rear for single level models

  and first floor only of two story units. All other vinyl and trim shipped loose for starter row, gable ends and other inter modular connections.

 

Windows

· Single hung, tilt wash vinyl windows, with integral grills and Low E glazing with picture framed interior casing. (sizes per plan)

 

Heating

· Baseboard hot water heat with boiler system installed.

 

Capes (Additional specifications for Cape models only)
· Carpet grade stairs to second floor with carpet and pad ship loose for builder installation. Railings supplied and installed by builder
· 3 way switch on stairway with wire coiled for builder supplied 2nd floor light
· 1 1/2" conduit for low voltage and 2" conduit for high voltage for 2nd floor future circuits
· ¾" PEX water supplies and 3" drain line stubbed to second floor
· Close Off package is optional
· In a HWBB heated cape home, (1) supply and (1) return line are supplied to second floor with (1) 18-4 thermo-stat rough wiring.

· Finish materials for the second floor are NOT included in the base price.
